We signed a sales contract in Feb 2017 for an Astoria floorplan (~3600 sqft, 5BR and 4BA) located at Hawk Estates in Issaquah. The home was built over the next 10 months and closed in Dec 2017. We had our first builder meeting in a Penny Lane model home and met with one of the owners Michael and an interior designer Courtney. During this meeting and over a period of 3 weeks over email, we completed the interior selections and upgrades like floor materials, counter top materials, light fixtures, fireplace upgrade, interior/exterior colors, A/C rough-in etc. I visited the home multiple times during construction to take pictures of the framing, rough-ins, selections and windows. Around August, we had a customer experience director Lindsey reach out to us and walked us through to the end of closing and hand off to a customer service manager Joey. We did hire a private inspector who found no major issues and all minor issues found were addressed during closing. During orientation, we received a very complete "Home Manual" with information about registering appliances, appliance instruction books, warranty information, etc. We also blue taped about 20 items - mostly paint and trim issues. When we finally closed and got the keys, all blue taped issues and private inspection report issues were resolved.
I have bought and sold many homes before and this is my second new construction home purchase so there is a lot I can compare and contrast to. Customer service with Lindsey and Joey definitely exceeded my expectations. ACH was able to share major milestones with expected timelines and I was very surprised that they pretty much hit all their dates. I have seen other new construction builders who will sign a contract and allow up to 2 years to close and actually miss their projected closing date by 9-12 months! One of the very important things that stand out with ACH vs other local and national builders is that their standard offering is already very complete and you don't need to spend an extra 10-15% of the purchase price in upgrades. Things like Thermador appliances, 60" built in fridge, Nest thermostat, under counter wine fridge, Wifi garage opener, home theater speaker wiring and USB ports were all standard. Extensive beefy crown molding, tray ceilings, thick light fixtures, tall heavy duty double front doors etc were all standard too. I can say for certain that even if you didn't spend a dime on upgrades with ACH you would still have a very nice looking home. Besides materials, the labor that goes into installing the materials is just as important. This is where craftsmanship comes in and ACH has done a good job selecting and managing their contractors. During orientation we blue taped about 20 items, but to be honest, they were all really nit pick. My previous new construction orientation, we blue taped at least 200 items with some major craftsmanship problems like light fixtures not lining up, bowed walls and switches in the wrong places. I walked out of the ACH orientation feeling very impressed with the quality of the house. I remember with my other new construction, I just kept thinking how could they have such poor quality control in place.
The only real negative I can say about the quality of my home was with the "speed bump" located on the left side of my driveway. The concrete driveway and foot path should have been poured better. With my car parked on the driveway, there is only about an inch of clearance under the car.
All in all, I'm very happy with my ACH home. Their standard offering is excellent! They don't play that bait and switch game where you first see a model home but then get a bare bones home that you need to spend an arm and a leg to upgrade. Most of your national builders will do this to you. Customer service with ACH has been one of the most positive and memorable experiences for us. New construction is inherently stressful for the home buyers and ACH seems to really understand that beyond selling homes they ultimately need to have happy satisfied customers.

We have purchased a spot lot home in Seattle and have been really happy with the ACH experience so far. Lindsey, our home liaison, has been enormously helpful and responsive in answering our questions. This is our first time purchasing a home of this nature and we are grateful she's been shepherding us through this complicated process. The owners are very hands-on too. Building a house definitely has bumps along the road, but so far ACH has been open in responding to our concerns and coming up with satisfactory solutions when problems or delays arise.
If there was an "Excellent" button, I would use it. Having this be my second time purchasing from a developer, my expectations were very low. This was such a great experience, we are absolutely in love with our new home, and appreciate the amazing customer service. Luis is so incredibly responsive and helpful, my husband and I believe that American Classic just gets it all right. Thank you for everything, we are looking forward to many years of happiness in our new home.

Both the mud room and butler's pantry (and larger pantry) were new features in our home design and we LOVE them both! Our layout is everything we wanted and I think very desirable for a lot of people everyone who comes into our home is extremely impressed with the size, finishes, and layout. And, finally, I must add how refreshing it is to have a listing agent in new construction who only represents the seller. It can become very frustrating on my end if the LA is a dual agent, the bulk of the times they are not very helpful. I've known of Thuan and her stellar reputation in the industry for years and I'm quite pleased that we are able to work together. She has been nothing but professional and is a great representative of your company.
